Here are a couple of reasons why a real estate agency's employees might encourage a property seller whose home lacks kerb appeal to invest their resources into giving it more of this important quality.

It might convince 'on-the-fence' potential buyers to take a look inside a property

One reason why a real estate agency's staff might give this advice to a seller is that this could enable a real estate agent to convince a potential buyer who is on the fence to step inside and take a closer look. If, after reading a description of the property, the potential buyer thinks the property might be suitable for them, but its exterior needs a lot of work, it will be harder for a real estate agent to talk that person into visiting the property. This is because some people jump to conclusions when they see a neglected property exterior and assume that the property in general is also not in good condition.

However, if a seller puts a little effort into sprucing up the outside of their home, the real estate agency's staff will probably find it much easier to encourage potential buyers to visit the property. This is important, as when a person sees a property in person, they'll often find themselves noticing and appreciating aspects of it that were not obvious from the photos (such as how much natural light certain rooms get during the day or what a beautiful view there is from the home's balcony). They then might become more interested in buying it.

The property will be more likely to capture the interest of random passersby

When a seller arranges for a real estate agency to advertise their property, that real estate agency will use a number of different strategies to market the property, including posting images of it on property websites, on their own site and on social media. They will also put a 'for-sale' sign at the front of the property with the agency's contact details. However, the latter tends to only be effective when the property has lots of kerb appeal; this is because those whose first impression of this property is made as they randomly pass by it will only be able to base their decision to contact the real estate agency and book a viewing on its exterior. If its exterior looks rundown, it's unlikely that they'll bother arranging a viewing.

As such, real estate agencies will often advise sellers to invest some time into adding kerb appeal to their homes to ensure that those whose first introduction to the property comes from passing by it are not put off contacting the real estate agency due to the condition of the home's exterior.
